Dwight Capital and Dwight Mortgage Trust Finance Over $735MM in Seniors Housing During Q2 2026

Dwight Capital, together with its affiliate REIT, Dwight Mortgage Trust (DMT), and Dwight Healthcare Funding (DHF), closed a combined $735 million in seniors housing financings during the second quarter of 2026. The transactions encompassed HUD-insured loans, bridge financing, and revolving lines of credit (RLOCs) across 13 states.

Among the quarter’s notable transactions, DMT closed a $38.6 million bridge loan for Eminent Care, financing a four-property, 487-bed portfolio of skilled nursing and assisted living facilities across New York, Ohio, and Pennsylvania.

The loan refinanced the 80-bed Highland Park Rehabilitation and Nursing Center in Wellsville, NY, and financed the acquisition of three additional facilities: the 118-bed Harmony Healthcare Nursing & Rehabilitation in Xenia, OH; the 57-bed Aristos Healthcare and Nursing Center in Cleveland, OH; and the 232-bed Corner View Nursing and Rehabilitation Center in Pittsburgh, PA. DHF also provided an $8 million working capital line of credit to support ongoing portfolio operations. The transaction was originated by Dwight’s Josh Levin and Noah Greenwald on behalf of Eminent Care.

Dwight Capital also closed $34.6 million and $24.2 million HUD 232/223(f) refinance loans for a two-property skilled nursing portfolio comprising Palatka Center for Rehabilitation and Healing, a 180-bed SNF in Palatka, FL, and Lake Bennet Center for Rehabilitation and Healing, a 120-bed SNF in Ocoee, FL. Both communities feature outdoor courtyards, recreational facilities, and state-of-the-art rehabilitation gyms equipped for physical and occupational therapy. These financings were originated by Managing Director Adam Offman.

  • $109.2MM Bridge Refinance: 1,119-bed portfolio in Michigan, including two Continuing Care Retirement Communities (CCRCs) and 3 SNFs, closed in conjunction with a $35MM revolving line of credit.

  • $60.0MM Bridge Acquisition: 160-bed SNF in New York.

  • $50.0MM Bridge Refinance: 250-bed SNF in Maryland.

  • $36.4MM Bridge Acquisition: 273-bed portfolio, including a SNF and a CCRC, in Colorado.

  • $29.3MM Bridge Acquisition: 436-bed portfolio of five SNF’s in Massachusetts, closed in conjunction with a $12MM revolving line of credit.

HUD Financings

  • $76.1MM Across Five HUD 232/223(f) Loans: five-property, 756-bed SNF portfolio in Arkansas.

  • $48.0MM Across Four HUD 232/223(f) Loans: four-property, 266-bed SNF portfolio in the Southeast.

  • $41.9MM Across Four HUD 232/223(f) Loans: four-property, 395-bed SNF portfolio in Arkansas.

  • $24.6MM HUD 232/223(f) Loan: 203-bed SNF in Illinois.

  • $20.6MM HUD 232/223(f) Loan: 140-bed SNF in North Carolina.
